As I live in Dubrovnik, I see many new trends been invented as Dubrovnik becomes a Top Destination in the world. One of the most impressive trends is Real Estate trend.  Local investitures are constructing big villas with elite content like outside and inside pools, wellness centers, stone designs and than they are selling it to the foreign customers (Russian) that are very interested in investing in " Pearl of Adriatic ".

 This trend has positive and negative impacts. Positive side of this is that locals are earning money from  this, and government is receiving tax, but the negative side is that they are selling all old buildings that are a part of Dubrovnik’s downtown and history.

This is a very interesting topic to discuss because many tourists are seeking for something new where they can overnight. Hotels and their facilities became boring to the regular tourists, so in purpose of creating more interesting offer we have example of building luxury villas in Dubrovnik area where guest can stay with their families and friends in peace surrounded with nature wildness. Investing in villas is not a short-term investment but is worth in a long run. In a picture above you can see one of the new villa that is build in Konavle where investors are planning to attract many tourists as buyers. Combination of traditional material and culture heritage souvenirs, local investitures see this project as potential for increasing number of tourists in Konavle region. This trend of building elite and luxury villas is recognized and supported not only in Dubrovnik yet it was popular in Istria as major investment where British and Russian  tourist are paying more than 20 000 Kuna for one weekend in trendsetter villa.
